Why an Agent’s Estimate Is Not Enough

A comparative market analysis from a real estate agent is a marketing tool, produced free of charge by someone hoping to earn a listing. It is not a certified opinion of value, it carries no professional liability, and opposing counsel will say so. An appraisal is a formal, documented, defensible valuation prepared by a licensed professional whose only product is the opinion itself.

Both parties can use one appraiser. A single jointly-engaged appraisal is common, and it is meaningfully cheaper and faster than each side hiring separately and then fighting about whose number is right. If both attorneys agree to it, we are glad to be jointly engaged.

Common Situations We Handle

  • Buyouts. One spouse keeps the home and refinances to pay out the other’s share. The appraisal sets the figure.
  • Sale and split. Establishing a realistic value so neither party over- or under-prices the sale out of frustration.
  • Retrospective valuation. Sometimes the relevant date is the date of separation or date of filing, not today. We can appraise as of a past date.
  • Separate property tracing. Valuing a home as of the date of marriage to establish what portion is non-marital.
  • Multiple properties. Rentals, a lake house, land — each valued in the same consistent framework.

Divorce appraisals need to survive scrutiny from the other side. Discretion Throughout

This is not a pleasant process for anyone. Scheduling is flexible and can be coordinated so both parties do not have to be present at the inspection. The report goes only to whoever engaged us — typically the attorneys, or both parties jointly.
